Phu Quoc Bets 20,000 Rooms on APEC 2027

Sun Group's Ruby Beach complex targets 7,000-plus rooms in phase one and nearly 20,000 eventually, all timed to APEC 2027 on Phu Quoc.

Itinerary

  1. Ruby Beach phase one: 17 towers, more than 7,000 rooms; later phases could reach nearly 20,000.
  2. Phu Quoc hosts APEC 2027 in November 2027, gathering 21 Asia-Pacific economies.
  3. Marriott and Sun Group signed a framework agreement last month for projects in Phu Quoc, Da Nang and elsewhere.
  4. A March deal covers 10 hotels and resorts with nearly 4,500 rooms in Phu Quoc and Vung Tau, opening 2026-2030.

Sun Group plans more than 7,000 rooms across 17 towers in the first phase of its Ruby Beach complex on Phu Quoc — and later phases could push the Vietnamese island development to nearly 20,000 rooms, VietnamPlus reports.

The scale matters. That first phase alone roughly matches the room count of a large Las Vegas Strip resort cluster, all landing on a single island whose developers are betting that Phu Quoc's recent visitor surge outlasts the news cycle.

The trigger is diplomatic. Phu Quoc hosts Asia-Pacific Economic Cooperation (APEC) 2027 in November 2027, the annual summit of 21 Asia-Pacific economies. Developers are racing to open capacity before delegates, press and corporate entourages arrive. After they leave, the question is who fills the beds.

Who is signing what?

Marriott International is the anchor brand at Ruby Beach, at Bai Dat Do in the island's south. Last month, Sun Group and Marriott signed a framework agreement to study further hotel projects in Phu Quoc, Da Nang and other Vietnamese destinations.

That builds on a March deal: 10 hotels and resorts with nearly 4,500 rooms in Phu Quoc and Vung Tau, opening between 2026 and 2030. In other words, Marriott has doubled down twice on Vietnamese coastal supply inside a single year.

What does the summit change?

APEC functions as a fixed-demand event — a guaranteed spike in November 2027 that pulls forward construction timelines and justifies financing. The MICE (meetings, incentives, conferences and exhibitions) segment it attracts commands corporate rates and midweek occupancy, the kind hotel owners prefer.

The risk is arithmetic, not sentiment. Rooms built for a two-week event have to earn their keep for decades. If Phu Quoc's current popularity proves cyclical rather than structural, operators across the island — not just Sun Group — will compete on rate for the same leisure demand.

What's measured versus what's pitched?

Keep the ledger straight. Signed and dated: the March agreement for 10 properties and nearly 4,500 rooms through 2030, plus last month's framework pact. Projected: the 7,000-room first phase and the nearly 20,000-room build-out, which depend on demand studies, financing and government approvals that framework agreements exist to test.

For sellers of travel, the near-term read is inventory. From 2026 onward, Phu Quoc adds branded Marriott-family supply in volume, which typically means new distribution deals, opening rates and wholesale pressure in a market already filling fast. Corporate travel buyers gain a credible MICE option from late 2027.

The verdict sentence writes itself: Phu Quoc is building a summit-sized hotel stock and hoping tourism grows into it. Whether it does will be visible in occupancy data long before the delegates' planes land.
