Ras Al Khaimah Hotels Renovate Ahead of Wynn Casino Opening
Hotels near Wynn Al Marjan Island are renovating and likely to cut all-inclusive packages before the casino resort's September 2027 opening, says Marjan Hospitality CEO Alison Grinnell.

Hotels surrounding Wynn Al Marjan Island are refurbishing rooms and likely to cut back on all-inclusive packages ahead of the casino resort's scheduled opening in September 2027, according to Alison Grinnell, CEO of Marjan Hospitality, the hospitality arm of Ras Al Khaimah master developer Marjan.
The shift is already underway at two properties near the site. Rixos Al Mairid Ras Al Khaimah is refurbishing 323 rooms in its main building as part of a move to a more premium positioning in December. Pullman Resort Al Marjan Island is refurbishing 300 rooms and will reopen as an adults-only property in Q2 2027.
For travel sellers, the changes signal a repricing of a market that has built much of its volume on mid-market, all-inclusive inventory. Fewer all-inclusive packages would push distribution toward dynamic pricing and premium leisure segments, altering commission structures and the customer mix that agents and OTAs currently book into the emirate.
Grinnell framed the renovations as a planned lifecycle response rather than a reactive scramble. Some Ras Al Khaimah hotels are reaching their 10-year renovation cycle, she said.
"When you've new, shiny hotels coming into the market, neighboring hotels want to make sure that they have done a normal lifecycle upgrade," Grinnell said. "We always had a plan to make sure our existing hotels had their renovation process gone through before the Wynn opened."
The coordination matters for sellers because the Wynn Al Marjan Island opening will land a large block of premium, gaming-anchored supply into a market that neighboring properties cannot match on brand or facilities. The competitive response — premium repositioning, adults-only conversion, reduced all-inclusive exposure — suggests operators expect the casino resort to lift rate expectations across the island rather than compete directly for budget-driven package business.
Pullman's adults-only conversion, timed for the quarter before the Wynn opening, points to a deliberate segmentation play: capturing couples and higher-spend leisure travelers while the casino resort draws its own demographic. Rixos's December refurbishment moves the Accor-affiliated brand further from its traditional all-inclusive volume base.
Grinnell's comments are projections of intent rather than measured results. No bookings or arrival figures accompanied the renovation announcements, and the scale of the all-inclusive pullback remains undefined — operators will set pricing and packaging closer to the 2027 opening. What is concrete: more than 600 rooms across two properties will come off market or return repositioned by mid-2027, and the timeline is synchronized with the casino resort's debut.
For distributors, the practical consequence is a shrinking window of legacy inventory. Sellers who have built Ras Al Khaimah programs on all-inclusive family product will need to rebalance toward the premium and adults-only supply that operators are preparing, or look elsewhere in the Northern Emirates for volume. The next measurable signal will be pricing and packaging announcements as the September 2027 opening approaches.
