UK hotel investment and operating group Hunton Hotels has acquired the 120-bedroom Nottingham Belfry for an undisclosed sum, seven months after the four-star property collapsed into administration and closed with the loss of all staff jobs.
The deal puts a distressed regional hotel asset back into play and signals Hunton's appetite to build a UK portfolio at a time when administrators and agents say investor demand for regional hotel real estate remains strong.
The Nottingham Belfry entered administration in January 2026, according to the local report published September 30. Trading stopped the following month and all staff were made redundant — despite administrators FRP Advisory initially stating that trading would continue as normal during the sale process, with staff retained while a purchaser was sought.
Hunton Hotels says it intends to invest significantly in the site before reopening it. Neither the investment figure nor a reopening date has been disclosed, and the purchase price remains confidential.
What the buyer gets
The asset is a full-service conference hotel: 120 guest bedrooms across four floors, 10 conference and meeting rooms, a bar and restaurant, and leisure facilities including a gym, fitness studio and indoor spa. On-site parking covers 240 vehicles — a selling point for the Midlands corporate and events segments that drive regional four-star occupancy.
Savills Manchester handled the sale. Tom Cunningham, UK regional director for hotel capital markets at Savills Manchester, said the process drew genuine competitive tension.
"The sale attracted significant interest from the market, generating multiple competitive bids and demonstrating the continued strength of investor demand for hotel assets in the regions," Cunningham said.
Portfolio strategy
The acquisition forms part of Hunton's stated plan to expand its UK hotel portfolio. The group says it is actively seeking further acquisition and development opportunities in both London and regional markets, positioning itself among the buyers circling UK hotel assets — distressed and otherwise — as operators weigh refinancing pressure against sustained institutional appetite for the sector.
What remains unresolved
For travel sellers, the near-term picture is limited. The hotel has no confirmed reopening date, no disclosed capex plan and no operator branding announced beyond Hunton itself. Corporate bookers, conference organizers and OTAs that previously listed the property will need to wait for the relaunch timeline before reinstating inventory.
The measured facts are these: a 120-room, four-star conference hotel with full leisure facilities and 240 parking spaces has changed hands out of administration in a multi-bid process, to a buyer with capital to invest and a stated mandate to buy more.
