Bernstein: Airbnb's Free Pricing Tool Could Add 3-7% to Revenue
Bernstein says Airbnb's free dynamic pricing tool could add 3-7% to revenue and marks a first step toward a hotel-style "soft franchise" for hosts.

Itinerary
- Bernstein estimates Airbnb's dynamic pricing tool could add 3-7% to revenue.
- Airbnb launched dynamic pricing for hosts last month; the tool is free on top of ~15.5% host commissions.
- Bernstein compares the strategy to a "soft franchise" akin to Hilton, Marriott, and IHG owner relationships.
- Competitors Wheelhouse, PriceLabs, and AirDNA already sell paid dynamic pricing.
- Airbnb declined to comment on the Bernstein note.
Airbnb's new dynamic pricing tool could eventually add 3-7% to company revenue, according to a Bernstein research note that frames the free product as the opening move toward a "soft franchise" model resembling the way Hilton, Marriott, and IHG operate with property owners.
Airbnb rolled out dynamic pricing for hosts last month. Hosts can tap an Airbnb-recommended price range to see how nightly rates would shift with supply and demand. The tool is free for now, layered on top of the roughly 15.5% commission hosts already pay the platform.
Bernstein's argument is structural. The analysts contend Airbnb is steadily expanding into areas that sit much closer to operating the asset itself.
"Pricing tools are the clearest example, but they are unlikely to be the last," Bernstein wrote.
What could follow pricing?
The research note sketches a roadmap of paid services that would shift the host relationship from transactional to operational. Potential offerings named by Bernstein include:
- Revenue management
- Design consultation
- Property management software
- Guest communications
- Cleaning coordination
- Insurance and smart-home hardware
The "soft franchise" label distinguishes the model from hotel franchising. Airbnb would provide operational support without the 10-20 year contracts or Airbnb branding that hotel franchisors like Marriott require from owners. Bernstein also suggests the model suits individual hosts who do not need multi-platform distribution.
Where does the revenue upside sit?
The 3-7% revenue estimate covers dynamic pricing alone. Bernstein sees more upside if Airbnb starts charging for the tool and competes directly with established pricing vendors Wheelhouse, PriceLabs, and AirDNA, which already sell dynamic pricing to short-term rental hosts.
Airbnb has also floated adding more products and services for hosts, ranging from design services to financing, per the note.
Airbnb declined to comment.
Why distribution is the obstacle
Competitors and partners identified one structural problem: hosts typically distribute across Vrbo, Booking.com, Expedia, and their own direct sites, and any Airbnb-owned operating layer would need those rivals to grant it access.
Doug Truitt of Wheelhouse said hosts cannot maximize revenue on a single platform, meaning Airbnb would need competitors including Vrbo, Booking.com, and Expedia to let its pricing system plug into their channels.
Jeff Hurst, CEO of Furnished Finder and a former Vrbo president, pointed to a different constraint. He said Airbnb has more runway in guest services, including hotel stays, and that many hosts do not yet trust Airbnb enough to hand over operations.
The skepticism marks the commercial fault line. Airbnb's take-rate expansion depends on hosts accepting an operational relationship with a platform that controls their demand, while rivals control a growing share of multi-channel bookings.
For sellers of travel, the shift matters because a full Airbnb operating stack would concentrate more host revenue through a single channel, squeezing third-party pricing vendors and raising switching costs for hosts already paying a 15.5% commission.
Whether Airbnb converts the free tool into a paid franchise-like layer, or leaves it as a retention feature against Booking Holdings' and Expedia's rental push, will shape the short-term rental software market over the next several years.
